Tariff and Booking
Weekly Rental: £550- £600 low-mid season
£600- £750 mid-high season
Booking Period: The cottage booking normally runs Friday to Friday, but short breaks of a minimum of 3 nights may be available – please enquire.
Payment: A deposit of 20% is payable on booking and the remainder due 8 weeks before arrival.
Arrival: After 3 pm on Friday
Departure; By 10am on day of departure
Included: Heating, lighting, water, bed linen and towels.

In deference to other guests there is no smoking within the accommodation.
The accommodation is approved by VisitBritain and is rated 4 Stars.

BOOKING TERMS AND CONDITIONS
The terms of this contract with the Holidaymaker become binding 7 days after the Proprietor acknowledges receipt of the deposit and confirms the agreed dates. The Holidaymaker must be aged 18 or over at the time the holiday is confirmed.
Payment
Bookings must be accompanied by a 20% deposit and the balance must be paid not later than 8 weeks before commencement of the holiday. Failure to pay the balance by the due date will constitute cancellation by the Holidaymaker. If a booking is made less than 8 weeks prior to commencement of the holiday, the full holiday charge is payable.
Short stay bookings must be for a minimum of 3 nights.
VAT is not payable.
Alterations or Cancellations by the Proprietor
In either of these circumstances, the Holidaymaker will be offered alternative dates and if these are not acceptable, the Proprietor will refund all monies paid.
Alterations or Cancellations by the Holidaymaker
If the Holidaymaker cancels his/her booking, repayment will be made on a sliding scale, depending on the notice given in writing by the Holidaymaker. (see table below)

If the Holidaymaker cancels, having only paid the deposit, it will be forfeited, regardless of the notice period.
The Holidaymaker may only alter the agreed dates during the 28 days following confirmation of the original booking. Any changed date must be within 3 months of the original date, otherwise the booking is treated as cancelled. The Proprietor reserves the right to charge an amendment fee of £15.
Details of accommodation and facilities available
The Proprietor reserves the right to alter or remove furniture, fittings, amenities, facilities or any part of any activities, either advertised or previously available, without prior notice.
The number of people using the holiday accommodation shall not exceed the number stated in the property description.
The Proprietor reserves the right to re-possess the property at any time where damage has been caused or is likely to be caused by the Holidaymaker(s).
The Proprietor or her representative shall be allowed access to the holiday accommodation at any reasonable time during any holiday occupancy.
Occupation of the accommodation is after 3.30 p.m. on the holiday start date and the accommodation must be vacated by 10.00am on the last day.
Liability
The Proprietor cannot accept responsibility or pay any compensation where the performance of her contract with the Holidaymaker is prevented or affected by reason of circumstances which amount to “force majeure”. Circumstances amounting to “force majeure” include any event which the Proprietor could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the Holidaymaker’s accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of the holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage or any event or situation beyond the control of the Proprietor.
The Proprietor cannot accept liability for any damage, expense, injury, death or loss of any nature whatsoever suffered by any person(s) from any cause whatsoever save insofar as this results from the proven negligence of the Proprietor or her representative.
The Holidaymaker’s vehicle and its accessories and contents are left entirely at his/her own risk. The Proprietor will not be responsible for any loss or damage from or to any vehicle from any cause whatsoever other than the negligence of herself or her representative.
Holidaymaker’s Responsibilities
The Holidaymaker shall keep the accommodation and all furniture, fittings and effects therein and any amenities provided by the Proprietor and used by the Holidaymaker outside the accommodation in the same state of repair and condition as at the commencement of the holiday, and shall leave the holiday accommodation in the same state of cleanliness and general order in which it was found. The Holidaymaker shall be liable for any loss, costs, expenses or claims arising from any damage caused to the property and/or its contents and externally used amenities by the deliberate or negligent act or omission of the Holidaymaker(s). If, as a result of such damage, the property or any of its contents or externally used amenities need to be repaired or any of its contents need to be replaced then the Holidaymaker shall be responsible for paying the reasonable costs of doing so.
Proprietor’s Responsibilities
To ensure a high standard of courtesy, cleanliness and service when appropriate.
To describe fairly the amenities, facilities and services provided.
To make clear exactly what is included in all prices quoted.
To give each visitor, on request, details of payment due and a receipt if required.
To deal promptly and courteously with all enquiries, requests, reservations, correspondence and complaints from visitors.
It is strongly recommended that the Holidaymaker takes out Personal Holiday Insurance, particularly with regard to cancellation.
